Pre-Listing Home Consultation

Many Los Angeles real estate agents hire Bionki Interiors to provide a pre-listing home consultation for their clients. Some agents even include the consultation as part of the service they offer. It benefits the homeowner, makes the preparation process easier for the agent, and allows us to work together toward the same goal: presenting the home at its best.

During a consultation, I encourage the homeowner to carry a notepad and create a clear to-do list as we move from room to room. By the end, they are not left wondering where to begin. They have an organized plan they can tackle one item at a time.

The recommendations are practical and specific to each home. In a pantry, for example, I may suggest grouping smaller packages in matching baskets. This reduces the visibility of different labels, colors, and patterns, helping the pantry look cleaner and more organized without requiring the homeowner to remove everything.

I also provide direct shopping links when new items would improve the presentation. This may include affordable white bathroom towels, fresh bedding, or decorative pillows. Instead of asking homeowners to search through hundreds of options, I show them exactly what to purchase. These items belong to them, so they can take everything to their next home after the property sells.

A pre-listing consultation does not mean everything in the home needs to be replaced. A lot of what we do is look at what the homeowner already owns and decide what should stay, what should be removed or relocated, and what may work better somewhere else. Sometimes a room already has beautiful furniture and simply needs a few changes and the right finishing pieces.

In one home we recently worked on, the primary bedroom was very spacious and had beautiful existing furniture, but it did not feel finished or inviting. I provided links for the bedding and pillows the homeowners needed to purchase. Once those items arrived, Bionki Interiors returned with the remaining pieces and styled the room.

We layered the bed with crisp, light bedding and soft neutral pillows to brighten the dark wood frame. We added appropriately scaled lamps, round nightstands, decorative mirrors above the bed, greenery, and two small stools at the footboard. The finished bedroom felt warmer, more balanced, and much more welcoming while still using the homeowners’ main furniture.
